What is this:

This project is a partnership between the Cumming Foundation and Teton County that will result in a 100% deed restricted apartment development in downtown Jackson, Wyoming. The Community Foundation of Jackson Hole joined the project June 21, 2022, serving as a conduit for Teton County's land and financial investments through the creation of a Designated Fund and investment in the Development's multi-member limited liability company.   

Why here: 

The Cumming Foundation owns six lots that are zoned CR-2 and located in the lodging overlay, which means they could develop them into a three-story short-term rental project – like a hotel or high-end condos. Instead, the Foundation has offered to partner with Teton County, who owns four adjacent lots to the south of the Foundation’s lots, to develop 100% deed restricted apartments. The development includes 10 lots total: 320 & 360 & 380 S. Jackson St., 255 & 257 W. Kelly Ave., 335 S. Millward St., 270 W. Hansen Ave., Lots 2-4 Blk 9 2nd Wort Addition. 

Why now: 

Building housing that is safe, stable, affordable, and close to jobs and transit, allows our workforce to live, spend, and volunteer locally. It also reduces traffic congestion on our highways, limiting wildlife-vehicle conflicts and lowering our carbon emissions.   

Next steps: 

Groundbreaking: July 2022

  • Pre-build phase: This includes demo/clear & grub/Utilities for the entire site and starts July 11, 2022 with demo beginning July 18, 2022. 
  • Phase 1: Buildings 7, 8, 9 (northeast corner). Phase 1 is estimated to start in October 2022 and last approximately eight months. 
  • Phase 2: Buildings 4, 5, 6 (northwest corner). Phase 2 is estimated to start in June 2023 and last approximately eight months. 
  • Phase 3: Buildings 1, 2, 3 Project Completion (southwest corner). Phase 3 is estimated to start in March 2024 and last approximately eight months. 

Completion: 2024

Total units: 57 units 

Affordability: 84% Affordable Rentals, 16% Workforce Rentals

Updates

The red house located on the northwest corner of the site was relocated on Thursday, July 28th. 

Shaw Construction removed the jersey barrier from the southwest corner of the site to improve sightlines.
